Is it legal for one party of an existing DEED which specifies co ownership of a piece of property to unilaterally prepare, submit and register a new DEED which in fact eliminates the other co owner of the property without the informed consent of the other party.

No. Unless you sign the deed it is not a valid deed. I suggest you contact an attorney as soon as possible. Unless the person who owns the property signs the deed the deed is fraudulent.

I agree with Attorney Roth.

A deed transferring title to real property would not be valid unless the person conveying his or her interest signs it. You should speak to a lawyer as soon as possible.
