Legal Question in Real Estate Law in Massachusetts
I live in an 18 unit rehabbed storage warehouse converted to lofts. All 18 owners bought in 2007 and over the years the building has suffered structural defects. There have been many "holes and shortcomings" in the construction of the building according to structural engineers that came to survey the building. The costs may be in the hundreds of thousands of dollars and we would like to be guided in the right direction as to what type of specialty lawyer would handle this.

Is this a condominium unit? If so, the condominium documents need to be inspected. Also, given the potential applicability of the statute of repose, if there are to be claims related to this, they need to be made soon to avoid potential issues under that statute. Other questions will be: were the units inspected prior to purchase and deemed adequate? Were any structural issues noticeable at that time? Were representations made by seller/developer/brokers regarding structural integrity of the units? When did these issues first arise and what was done to bring them to the attention of any responsible parties? This is a somewhat complicated area.
