MA smoke detector cert. & intra-family transfer
My brother and I own the house I live in. If I buy my brother's half interest and record the deed, do I need to get a smoke detector certificate? What could be the result if I don't get a smoke detector certificate?

If you are taking a loan to buy your brother out, they lender will require the smoke detector certificate. A closing attorney will almost always insist on it as there is a prohibition against transwfers without them.
The smoke detector certificate usually costs $20-$25.00 in most towns so it should not be viewed as a big deal.
