mass quitcliam deed

for a massachusetts quitclaim deed I understand that it needs to be signed by a grantor in front of a notary. Are there any witnesses that also need to sign in front of the notary or is the grantor signature the only signature required. Also, can the form be notarized in a different state?

No witnesses required. Using a MA notary is prudent for real property located in MA. Using an out of state notary may create avoidible transactional complications.
