can you get a mortgage while your property is in litigation

We are in litigation over a property line dispute, it is 6 months into it. Can you obtain any type of mortgage in Massachusetts while the litigation is ongoing in the courts?

It's possible, but difficult - you will probably encounter a document at your closing wherein you will be required to affirm that there are no known title problems. A boundary dispute certainly qualifies.
