We are moving 2 months prior to the expiration of our lease but found new tenants to take our place. Does our obligation to our lease end when a new one is signed? If so, do we need to sign an early termination agreement (we aren't satisfied with the wording so we prefer to not sign it and simply move on)?

It sounds like all parties are being extremely reasonable, which is pretty rare. To answer your question, your obligations under the least going forward are terminated when a new one is signed. In other words, the landlord cannot collect rent from two different parties for the same unit. An early termination agreement is good protection for you and I would recommend that you have it reviewed and explained to you by an attorney before you sign it.
