Right of Way
I own a private road in Sturbridge, MA. (I purchased the property last year) The house next door was recently sold, these people have a deeded right of way in common over the road. Exactly what rights do they have? Can they park on the road or can they only use it to access their property? My property line comes within 10ft of their front door and their driveway has only room for 2 cars. I can see parking being a problem if they have friends over.
Also, there are two houses on the public road that abutt the private road (my property). There is nothing in my deed about them having any rights to the private road. Can I prohibit them from using the road and/or parking on it? If I so chose, could I landscape the sides up the road, for example put up fencing?

The rights to use an easement are created by the manner in which the easement was
created. Locate the document at the Registry of Deeds that created the easement
and bring it to an attorney for an explanation.
