My Mom has a cottage on leased land that my parents purchased in 1970. They were given a bill of sale for the purchase. What rights does she have to sell it?

If your parents have a deed to the property or a deed is recorded on the property, they can sell the property. The issue is what are they selling and how the property is leased and on what basis.

If the ground lease has a term that has not expired the property can be sold subject to the ground lease. The value of the property will be impacted by the terms of the gound lease.
