we are purchasing a house we have been "renting to own" the bank wants to do now do a rental appraisal - regarding our escrow. We live in MA. I have never heard of this. Is this normal? I understand we need a HOME appraisal but a "rental appraisal" to purchase a house we have been renting to own????

It can be very difficult to get financing these days, and lenders may request several different types of asset or income verificiation. It is very possible that the bank is looking to determine what portion of your monthly payments made to the landlord can be classified as "rent" and what portion will qualify as contributing toward your down payment.
I strongly recommend that you retain buyer's counsel to represent you in this transaction. For a relatively minor flat fee, your attorney can protect you throughout this process. Don't hesitate to give us a call if you would like representation in your purchse. As you are finding out, the bank's attorney and the seller's attorney can not be relied upon to look out for your best interests.
