purchasing land for business, in residential area?

Here are my questions.

there is a company, a person has found a nice site in the middle of a residential area, and the company wants to purchase the land for a restaurant.

How would they go about obtaining a title, what issues conern a title?

Is there anyway for the purchaser to get the government to force the sale according to united states laws?

My last question is what exactly is the process of purchasing property consists of. in a short sense.

I know its a lot of stuff, I dont need anyone to rack their brain on this, just short and simple help.

Generally speaking, purchasing land is easy. If you find land you want to purchase, speak to an attorney for help. It is important to get an attorney involved at the very beginning, even before you make an offer to purchase, because it is possible to be committed to something you find out later that you don't want to do.
