quitclaim deed

how long does an executable quitclaim deed that is signed and notarized stay valid for the state of Massachusetts? Does it need to be filed with the Registry of Deeds within a certain number of days?

It remains valid to designate who holds title indefinitely and can be recorded at any time.

The recording does not validate it. It simply puts the world on notice so that creditors of the prior owner(s) can no longer levy liens against the property to secure debts of the former owner(s).
