Legal Question in Real Estate Law in Massachusetts
I read in the Lynn Item this week that the Lynn Armory is being prepared for sale by the State: http://www.itemlive.com/news/for-sale-one-armory/ The building is on the National Register of Historic Sites: https://en.wikipedia.org/wiki/Lynn_Armory The article seems to say that the building may be sold by the State to the highest bidder.
1. What restrictions would be in place for the purchaser given the building's historical designation? I am asking this question because I live in a condominium immediately next door. We don't want a) the building to be demolished or to be turned into something that will diminish our property values. 2. What avenues should we explore if we are unhappy with a proposed decision?

If someone buys a historical building and want to tear it down there is a long legal process they have to go through. As to how the building can be used that is limited by existing zoning laws and their ability to obtain a variance. If the Armory sits in an area zoned for a high rise and the armory does not exceed the height limit, then they could subject to the historical society or such other group that regulates the exterior use of the building could build additional floors.
Someone would need to review the current restrictions and zoning on the property fully and then they could give you a formal opinion of what can and cannot be done.
