during this process if the majority owner offers to put 20% down and make reasonable monthly payments can the courts force other owner to take this offer,majority owner been living in house since before deeded to us,am preparing to sell property what if any are my options not to

Partition is division not settlement.

No. court can order property to be sold by a date certain. Majority owner is free to obtain financing to purchase minority holders.
