In most cases, you can deed your home as you wish. There are some exceptions so you probably should consult a lawyer. In addition, if you attempt to create a life estate and don't do it properly, you may create a situation that can't be fixed. You should have a lawyer draft a deed to create a life estate to avoid problems.
