If my name is on the deed of my house, and not the mortgage what financial rights do I have. Not married and going to seperate.

The answer to your question raises a few questions:

Did you contribute to the purchase of the home? if not, was it an intended gift?

Did you contribute to the payment of the mortgage?

The answers to these questions, will impact your rights. Assuming you contributed to the purchase of the home and you contributed to payment of the mortgage, you are entitled to half-equity in the home, subject to some rules of allocation under MA law.
