Is it necessary to record a deed for land at the county registry of deeds? What are the implications if the deed is never recorded? How could that affect my title to the land?

Until the deed is recorded you do not have title to the property. Moreover, those with the recorded title can sell or refinance the property without your knowledge or consent.
