The rent is due on the first

I pay the rent by check and the mail as my landlord's secretry will phone call AND call. Is there a 'grace' period in MA and where can I get a copy of it?

Technically, no. If the lease calls for rent on the 1st of the month, that's when its due. Theoretically, on the second of the month the landlord could serve a notice to quit, to begin eviction proceedings, but if you have no prior history of late payments, you can pay the rent due within 10 days to "cure" the breach and stop the eviction proceedings automatically. This 10-day cure period following notice to quit is where the "grace period" urban myth came from.

Go to Mass . Gov and click on Office of Consumer Rights and Affairs (or similar name), which has a good landlord/tenant explanation of rights. As does the Mass Trial Court Libraries, "Massachusetts L:aw About" section (landlord/tenant, and lots of other basic legal info)
