Legal Question in Real Estate Law in Massachusetts

New rental-tenant

i have rented an aparment from a realty.the LL lives

elsewhere.what is the procedure for restoring the apt.what is the LL and or realty responsible for?

Is the apt suppose to be painted,cleaned,plaster,heat

repaired,a/c repaired,stove and refrigerator cleaned

or replaced if necessary,floors restored,locks changed on door and mailbox? toilet seat replaced for health and sanitary reasons.Iam new to the state of MA and have no idea.Where can i turn to for written

info and help.

The landlord is responsible for renting a clean apartment which is in compliance with the Mass Sanitary Code. The Mass Govt website which has useful information. It can be found at "www.state.ma.us/consumer/pubs/". The realty is not responsible for the conditions in the unit.
