what are the repurcussions of breaking a lease agreement after only 3 months of a 1yr lease ?

Because you signed a contract for one year, you can be made to pay for the remainder of your lease.
The landlord has an affirmative obligation to "mitigate" her damages by trying to rent the apartment for as much money as possible. However, you may be responsible for any shortfalls or months where the apartment sits empty despite the landlord's efforts.
If the landlord is going to take this route, you should retain an attorney. You may have valid defenses and claims against the landlord which might be used to negotiate a favorable settlement. Please feel free to contact my office 617-357-4898.
