Legal Question in Real Estate Law in Massachusetts

Re:Time Period To Record Real Estae Deeds

Does a deed need to be recorded to be legal?

Have a deed for a piece of registered land that is 1 1/2 years old.

Is it still legal and can I record it anytime.

Thank You

A deed must be recorded in order to be effective against anyone else who claims to be the owner of the property. In other words, the deed is legal, but the previous owner of the property could, possibly, sell the property again, and another buyer would not have any notice YOU are the owner, not the person selling. If that's confusing, call to discuss. David Baker
