Return of Deposit and Last Months Rent
My landlord did not return either my deposit or last months rent within the 30 days required under MA law. Should I win a claim against the landlord, does he have recourse to seek reimbursement for cleaning, painting etc. Also, what is the definition of normal wear and tear under? Does it include painting?

The security deposit law appears to be very clear. Yes, if you sue the landlord, you should win at least a return of the
security deposit that was not properly returned. Of course, if you owe the landlord money, you may not win. While the law
appears clear, many judges dislike the multiple damage provisions of the law and find ways to avoid the multiple damages or
results that seem unfair.
