She lives in the basement and now has here boyfriend stay over ererynite, and she has not paid me rent in a month. How do I get her out without havng to through her stuff outside?

Once lawfully in the property, you must obtain a court order to evict them. You must terminate the tenancy and bring a summary process action.

I'd have to hear more details to know if this requires going through legal eviction procedures or if you can just report it to the police as simple "continuing trespass." The police will probably not want to get involved, by the way.

You can write to me directly at [email protected] -- please be sure to tell me what city or town your place is in.

The last thing you should do is just throw her out. Self-help evictions are against the law in Massachusetts. You need to see an attorney and probably will have to file a summary process(eviction) action in state court.
