Section 8 Tenants

Thanks in advance for your help.

I have a friend who owns rental properties and I am assisting him with finding tenants. I advertised to rent a 3 bedroom apartment. 80% of the applicants who called are on Section 8. I am familiar with the rules/laws of Section 8, and my friend doesn't want to rent to anyone on Section 8.

I don't know how to tell these applicants that he will not rent to them. I know I can't say this straight out, but feel that I should give some kind of reply so they don't call back. He doesn't rent to smokers, so that eliminates some, but don't know what other criteria I can use to eliminate the rest.

I JUST received this.

The LawGuru folks were on vacation and delayed it

by a week.
