seperating land
I need to file in a court to split property into two ownerships. Two ppl own the land and it is just wanted to either split into two deeds or remove one person due to non payment of taxes. I have sent a certified letter staking claim to one of the two parcels from an earlier deed. does that hold and if so, can the other person be cited for treaspassing?

Retain an attorney to attempt to negotiate with the co-owner(s), failing which a Petition to Partition the property must be filed in Court to force a sale if the property does not lend itself to equitable division. Good Luck!

The letter does not do anything. If you want to file a Petition to Partition you can. The court will divide the property in equal values, you will need an appraisal of both parcels. If the property cannot be divided then the property will be sold.
