A small condo in MA: 4 units. The single owner of 1 unit dies - no children, no family. Maybe there is a will somewhere. The unit sits empty for 3 months already. Mail is forwarded to somewhere. The unit in publicly available docs is still listed under the deceased owner's name.
Someone comes once in a while to check on the unit. Tried to contact this person - no response even to the certified mail to the unit address.
Concern is - what, if something happens: water, gas, etc emergency. Who to contact? Also, payment of condo fees.
What to do in this case?

You should consult an attorney about this. The condo may want to take legal action to put a lien on the condo unit for condo fees.
An attorney should be able to obtain from the post office the forwarding information for all mail. In addition, you should check the name of the deceased at probate court for a probate of this estate. This will give you all the information you need. You can check online at www.masscourts.org.
If you still can't locate someone, as a creditor, the condo association can probate an estate for the deceased and sell the condo unit.
