Maybe. There are ceryain elemnts that have to be met before you can take someone else's land by "adverse possession." In any event, in order to cliam the land, you will need to file an action in the Land Court; I recommedn you seek counsel who is experienced in municipal law and real property litigation.

It depends. There are certain requirements for "adverse possession." Without knowing more, you certainly will need the assistance of legal counsel to vindicate any rights which you may have.

In the meantime, you should secure the evidence you have of what steps you took to assert control over the property, including any photographs relevant to the parcel, etc. It will be useful when speaking with counsel.
