Suing seller due not to signing P&L
Sellers signed my offer and decided not to sign P&L. Say, litigation cost is estimated ~$2000.
Q: what is your estimation.
Another problem is that seller can damage property: - make visible damage: - make invisible damage that will appear later.
Q: How to manage with such problem? Does it make sense to sue at all if I can not control/prevent the damage?

Litigation costs could range between $3,000 to
$8,000 for attorney's fees plus another $750 court costs.
You would attempt to control "damage" by a thorough professional home inspection and by having seller sign warranties that survive delivery of the deed.
