Tenant at Will

How long do you have to live in an apartment before you become a tenant-at-will? What exactly does tenant-at-will mean in Massachuetts?

The type of tenancy is generally established when the tenant moves into the unit. There is no specific timeframe you must live in an apartment to become a tenant at will. A tenancy at will does not have any fixed end date. The tenancy continues until one of the parties elects to terminate the tenancy. A tenancy at will can be terminated by either party with a 30 day notice. The notice period must end on a rent day. A tenancy at will can also be created when a tenant remains in the unit after the expiration of a lease and continues to pay rent to the landlord (and the landlord accepts without any objection).
