Legal Question in Real Estate Law in Massachusetts

My tenants a couple who signed a one year lease reside in the unit below me moved in on Aug.1-2011. Since the middle of August, we have become aware that they have a regular weekly overnight guest one -two nights we think. Is this legal?

Absent a set of rules that limits the length a visitor can stay (and it needs to be reasonable) the answer is yes.

It would be different if this person was living there for more than for a reasonable visit or causing a problem for you.
