Is the title the same thng as the deed. If not, what is the difference?

A deed is a document that transfers ownership from one person to another subject to title restrictions of record. Running a title or doing a title search is a process of reviewing all claims, easements and restrictions effecting the 'title" to the property. The word title is frequently used as being the same as a deed, but in reality title is a description of all easements restrictions and the history of transfers of property.
