deceased family member/ next of kin

grandmother passed away20yrs ago she left a piece of land but no will was ever drawn up. the property we assumed would go to my father which (passed away) and his surving sister.

there a buyer interested in purchasing the land my question how would the proceeds of the sale of the property be disbursed without her leaving a will??

An administration for the estate of your grandmother, and probably your father, would have to be established, if they weren't estalished at the time of the deaths. This also assumes that your father/aunt had some control over the property during the past 20 years and that the property hasn't been assumed by another based on adverse possession.

The answer to your question really depends on so many variables (for example: How did your grandmother own her home? Did your grandmother have any other relatives? Was your grandmother's estate ever probated? Was your father's estate ever probated, and did he have a will?).

You should hire an attorney to investigate the probate records and registry of deeds to establish ownership of this lot.
