Is there a will? How do you know? Who IS "mentioned"? Is the parent's spouse still alive? Has this parent died already or do you think it's coming ... soon?

If there's real estate involved, what's the title on the real estate? (Don't go by tax records. Spend $150 to get the latest deed(s) and to know and understand the results; maybe it's owned by a trust which has been recorded, maybe it's already got a life estate separate from the remainder interest.)
