POA must be notarized; the Will should also be notarized as should the Living Will.

In Massachusetts while a POA must be notarized, a Will and Living Will need only be witnessed by two persons not named in the document as beneficiaries to be valid. But notarizations avoids the need to produce the witnesses to prove validity later. Good Luck!
