selling inherited property

My dad passed away last year and left me a house in Maine. The mortgage is still in his name. I am considering selling the property but am not sure how to do so. Does the property have to be in my name before the sale, even if I show proof that it was left to me?

You need to contact a Maine attorney. You will need to comply with Maine Probate law. This should not be that difficult, but should have been handled when your father's estate was probated here (or there) if your father resided in Maine.

You should have a copy of your father's Will, Trusts if applicable and his death certificate. If there was a probate file opened in MA or Maine, you should have that information for him/her as well.
