Notice to quit

Is there such a thing called a notice to quit ? If there is , is it when a boyfriend and girlfriend break up and one of them own the house that they live in, and they are trying to get the other one out.

A Notice to Quit is issued by a landlord to a tenant for the purpose of terminating the rights of the tenant to possess the landlord's property. A Notice to Quit can be issued for failure to pay rent, for damaging the property, for illegal activity or for breaching any of the other covenants in the lease between the two parties.

There are generally two types of notices to quit - a 7 day notice for nonpayment of rent and a 30 day notice to terminate tenancy.

Girlfriends can use the 30 day notice to get there live-in boyfriends out but the process actually takes about 45 days. There's a quicker way if any threats or violence is involved.
