apartment leases

i just signed a new lease on my apt on may 31 but an emergency arose and i need to break my lease where do i start

You need to start by reviewing the terms of your lease re: cancellation and then either retain an attorney, or discuss with the apartment manager/leasing department. Almost all leases state that you are responsible for rent during the entire term of the lease, should you leave early. However, the apartment has an obligatio/duty to "mitigate their damages" by attempting to rent out the apartment as quickly as possible. Depending on how strict or nice the manager is, they might let you out of the lease with just a cancellation fee.

Whatever you negotiate or resolve, make sure you get it in writing so that you don't pay a cancellation fee, and then they sue you later for the balance of the lease after a few months go by and they can't rent it out.
