Breaking Fraternity Lease

I signed a lease to live in my fraternity house in the upcoming fall, but have since changed my mind and signed a lease to live elsewhere. The housing corporation has informed me that they are going to charge me for rent because of the low amount of men living in the house. On the lease, next to the signatures, there is a section for parents to sign that I left blank. I am wondering if there is anything I can do to get out of the lease? The house is just a disaster- there is no kitchen available, and the bathrooms are in disrepair as are the hallways.

If there is no way I can break the lease, I'd like to find city health codes for housing. Does anyone know where I can find such information online?

If you are under the age of 18, you may be able to break the lease since minors cannot contract. There are exceptions.
