Legal Question in Landlord & Tenant Law in Michigan

breaking a lease

I live in MI, if I break my lease with 30 days notice and 6.5 months left on my lease, can my landlord hold me responsible for the balance of the lease and his advertising expenses to get the unit released?

Re: breaking a lease

Whether the landlord can hold you liable for advertising expenses depends on the terms in the lease, but typically a court is not going to order you to pay for the remaining 6.5 months, especially since the landlord should be able to find a new tenant well before then.

Re: breaking a lease

It depends on the terms of the lease, but chances are yes, he can hold you responsible for the 6.5 months of rent if he cannot re-rent the apartment, and he may sue you for that money. He cannot charge you for advertising fees.
