Legal Question in Landlord & Tenant Law in Michigan

My daughter and son in law are buying a house. They currently live in a trailer park, in a lease until September. They need to get out of their lease to proceed with buying the home. The landlord says they will owe 2 months rent, payable all at once. Can they move out, and make regular monthly payments to him, without being sent to collections? They don't have the $1400 he says is required. They've never paid their rent late, and are current. They realize they have to pay, just can't do it all at once. If regular payments are being made, can they proceed to collections?

In order to proceed to collections, the Landlord must first secure a Judgment against the tenants. To receive a Judgment, the Landlord must file a court action.

Was there a security deposit? Was there a written lease agreement? It may be helpful to have it reviewed by an attorney for assistance, and to send a letter on their behalf to reach a resolution and possibly negotiate a better result.
