Evictions
My boyfriend has been staying with me for the past 4 months but I want him to move out now. He receives mail at my house but his name is not on the lease and his license shows a different address as his residence. Do I have to go to the court and get an 30 day eviction notice to get him out? He has already told me he would make my life hell for the 30 days if I give him an eviction notice.

Yes you do have to evict him w/30 days notice because your place has become his home. It doesn't matter if he's on the lease or if he contributes financially.
You can request an injunction to protect personal property if you suspect he will damage/steal anything and apply for a PPO if he threatens you personally.
Take pictures of the place and your property and documents everything. You'll get an order of eviction and can either ask for money damages at that time or have a separate trial date for that if anything is ruined or stolen before he moves out.

Does he have any personal belongings in your home? If not ask your LL to change the locks and/or get a PPO. And before you do anything consult a lawyer.
