I have a month to month lease with my landlord. If my landlord decides to terminate the periodic tenancy, does he have to give me written 30 days notice? Can I get a written notice without having an eviction on my record?

Yes, your landlord is required to provide you with thirty days notice, unless you do not pay rent, in which case, the notice period is shortened. You can receive a notice to vacate without having an eviction on your record. Communication with the landlord is recommended.
