Our landlord is selling the house we rent. Although we keep the carpet clean by shampooing it ourselves, he is keeping $100 of our security deposit to have the carpet proffessionally cleaned. Is this legal?

You will want to read your lease very carefully. If it is part of the lease, it is proper. If not, I think you have the better argument. You would have to sue the landlord to get it back. Tim Klisz. Kliszlaw.com
Unless your lease states specifically that you must pay to have the carpets cleaned, even if they are already cleaned, your landlord may not keep this money. Send him a letter telling him that he has 10 days to refund your $100, if he fails or refuses, don't be afraid to take him to small claims court. Be sure to ask the court to have him also reimburse you for the filing fee. Be sure to take photos and document the fact that you cleaned the carpets, also take a copy of your lease and any witnesses that you have.
