Legal Question in Landlord & Tenant Law in Michigan
I've recently decided to break off a business partnership. It was a recording studio, most of the equipment was mine, so naturally I removed my equipment from the space we are leasing. Things were civil between us until yesterday when they realized how much equipment I had in there, now they are not being so nice.
We do not have a business licence or anything in writing about our partnership or the business in general, except the lease. Currently mine and 2 others' names are on the lease, there are 4 partners including myself. When we originally discussed me leaving, they said they wanted to take my name off of the lease and put the other partner's on instead. Now they are threatening to make me pay the rest of the lease (a year and a half left).
I realize they have the right to do that. My question is, if I do pay my portion of the lease, am I entitled to use the space? And can I regulate who is allowed in the space?

You would need to negotiate this. Generally if you breach a lease, you move out and they have a duty to re-lease. But the place is still occupied. You should obtain counsel to look out for your interests in this deal. It could get tricky. Visit www.kliszlaw.com to discuss. Tim Klisz
