rental lease

I had to rent my house to avoid a repossession. My tenant signed a 12 month lease. She now says she has to have major surgery and has to move out (after 2 months) because she will be unable to return to work for several weeks and can not pay rent. Is she liable for the remainder of the lease (10 months) and do I need an attorney?

She owes the 10 months, but you have a duty to mitigate damages by trying to rerent, at any reasonable price. She would owe the difference, plus any time you could not rerent.
