Legal Question in Landlord & Tenant Law in Michigan
rental problems
I have been renting my single family house for 5yrs now and the landlord has not had any problems with me or my children. just this past summer i have bought them a basketball hoop to play ball in the backyard so they have something to do. my landlord has come by and told me i can use it because it will ruin the grass. i told him if that happens i will seed the grass but he says he will take me to vourt and evict me, can he do this? the net is on its own pole i am not mounting it to the garage or anything.

Re: rental problems
If there is not a provision in the lease pertaining to this, then he cannot prevent you from this activity. Furthermore, you have promised to correct the damage if any. Will he also prevent you from having a wading pool, a slip and slide, from playing baseball or soccer? These are normal activities for a family with children. Arguably he is breaching the lease covenant of quiet enjoyment of the premises. He will be responsible for attorney fees and costs if he takes you to court and loses, which would be the likely outcome.
