my son is renting an apartment. his landlords have demanded that he not have any guests past 10 pm on weekdays and 11:30 pm on weekends. my son is not late with his rent, not loud, does not have wild parties. he has been renting this apartment for 3 years. can his landlords do this?

Probably. If those are the lease terms your son agreed to, this is probably valid.
