I only have a verbal agreement

I sold my home to someone who had bad credit. They have been there for about five years and now are moving out and sticking me with the payment. It is a mobile home in a park. The agreement was that they were going to finance it in their own name once they were able to get approved. I have no signed agreement from them. They had to be added to the title with my wife and I but are not on the loan. They also had to sign a 1-year lease with the park which has come and gone and now are on a month-to-month lease with the park. They have given 30 days notice to me and the park that they will be leaving. Can i hold them responsible for the loan and/or the lot rent after the 30 days? Or since there is no signed agreement, can they walk away with no further obligation? They have tried to get financed in the past with no success because they still do not have good enough credit.

A mobile home is personal property, not real property. That being the case, the sale of the property did not need to be in writing to be enforceable. You can indeed hold them responsible for the agreement which you had with them.
