how many days after signing a lease and putting money down do you have to get out? (like a cooling off period)

Probably zero. The answer depends on what sort of a lease you signed, but generally, you either want the property or you don't. Unless your lease agreement or some other contract or some other advertising document, or SOMETHING in writing actually says that you have a "cooling off" period, you don't have a "cooling off, changing your mind" time period. If you just simply changed your mind, talk the landlord, try to negotiate a refund for part of your deposit. If you have a valid reason for not going through with the lease, this is a whole different situation.
