Father's propert

My Father recently passed away. After he died my younger sister and I found out that our oldest sister took a quit claim deed for his property up north to the hospital while he was in pretty bad shape and had him sign it over to her. They had it witnessed and filed before we knew anything about it. Dad passed away a short time later ( I am talking maybe a week later if that). He was in pretty bad shape when he signed over the property. Now our sister says it is all hers and she now also gets her 1/3 of everything else. We are wondering if we would even have a chance to fight it if we spend the money on a lawyer.
