land contract

Can owner of a home enforce the terms of a land contract when he has quit claim deeded the property to me?Had a land contract but could not record it so owner deeded it to me, can he enforce the terms of land contract.

On its face, I would say no. The seller sold on Land Contract and then deeded the property away, I assume in violation of the contract.
